Esencia Desarrollos owns over 7 hectares (17 acres) of land along Huatulco’s Camino Escénico (Scenic Drive), home to the first architecture-meets-nature neighborhood on the coast of Oaxaca.

Comprising properties and lots for sale, this emerging neighborhood is the result of a long-term vision: redefining the way modern and sleek architecture integrates with nature—sustainably, and with a strong focus on the inhabitant experience.​​

As Independent Master Planned Lots, NATIVA represents the third step in the architectural vision of the Camino Escénico in Bahías de Huatulco. It is a curated collection of large (minimum 1,000m2), intimate lots designed for architect-crafted oceanfront homes—barely visible, thanks to their seamless integration with nature.

Our Lots

Each one of our lots is sold turn-key and can receive one property of up to 60% the size of the lot, on two floors :

- Step 1 :

You reserve your lot.

- Step 2 :
Over one or several meeting with you, we present you our list pre-selected renowned architects, for you to choose your favorite one. 

​

- Step 3 : 

We assist you in the the design process with the architect you chose (from the set up of your brief including needs, budget, specifics of the area and until your sign off on the design). 

​

- Step 4 : 

We follow up on your behalf on the architecture and the engineering, in collaboration with the architect and the builder.

​

- Step 5 : 

We process necessary permits, licenses, environmental compensations.

​

- Step 6 : 

We work with PROH Constructora for the construction and take care of the entire construction follow up.

Regulations 

- DENSITY : one single property per lot.

- COS : you can use the soil up to 40% of the surface of the land.
- CUS : you can build up to 60% of the surface of the land size.

- HEIGHT : up to 10 meters
- LEVELS : up to 2 levels

- SERVICES : water and electricity
- ARCHITECTURE : Modern only, from our selection of architects (no cupola, no palapa). Preserve ocean view from the Scenic Drive (otherwise not called Scenic Drive).
- SUSTAINABILITY : Keep at least 30% of the lot in its original native conditions, water management, water treatment, choice of sustainable materials.
- FEDERAL ZONE : not concessionable

Payment Terms

OPTION 1 - CLASSICAL SCHEME
Pay 50% downpayment at the reservation of your lot, and 50% at the signature of the deed. 

OPTION 2 - RUSH SCHEME
Pay 85% downpayment at the reservation of your lot, 15% at the signature of the deed. In this case, get a power from Esencia to start your paperwork and your design project right away ! â€‹

Our Fee

We take a transparent 20% Turnkey Developer Fee on all expenses, all along the project and payments, in to deliver the turnkey architect-designed home that's tailor-made for you.
